You all asked for more so here we go! According to the MRIS MLS, so far this year in all of Culpeper County, 48 residential properties have sold, 81 are currently under contract and 772 are available.
LAST YEAR 65 SOLD, Avg listing price wwas 345,029 and the AVG SOLD price is 334,388 and it took 120 days to sell (does not include props that were relisted and reduced at the same time).
TODAY the Avg LIST price is 308,757 (down 4.29%). The Average SOLD price was 295,359 (down $39,029) but the good news is it only took 5 days longer to sell this year than last.
What does this mean - well it means price is the key to selling. Hopefully you purchased more than 3 years ago and have not tapped out your equity, you're okay. Units SOLD are down by 17 which is not too bad. Remember last year was worse than the year before.
My advise is if you are trying to sell, price well, stage well, make that curb appeal better, and market it in front of the buyers! With 81 props under contract buyers are out there!
